ORDINANCE/RESOLUTION CAPTION: 
ORDINANCE TO AMEND THE CITY OF HARTSVILLE OFFICIAL ZONING MAP BY REZONING AN 8.29 ACRE PROPERTY ON FOURTEENTH STREET IDENTIFIED AS TAX MAP NO. 036-12-01-011 FROM (PD) PLANNED DEVELOPMENT TO (R-2) RESIDENTIAL.


BACKGROUND SUMMARY: 
On 1/13/22, Chandler Investment Properties submitted a rezoning application for his 8.29 acre property from PD to R-2 to allow a 46 unit townhouse development.  Notice was mailed to property owners within 1000 ft of property, property was posted, and the notice was published in The Messenger on 2/9/22.


IMPACT IF DENIED: 
The townhouse development would not be able to move forward.


IMPACT IF APPROVED: 
The townhouse development would move forward creating 46 dwelling units.  This project provides a unique and sustainable mix to the city's housing options as Vision Hartsville 2030, Housing Goals and Objectives outlines.


FINANCIAL IMPACT: 
This project will have a positive financial impact.  The project is a multi-million dollar development that will generate property taxes, permitting fees, business license, and utility revenues.
